Our annual financial report and Auditors statement can be downloaded here.
Any Member who would like to receive a paper copy of the report should contact the Office - 02 48622155, d it would posted to you. Our Auditor, George Lawrence, has continued to express concern that our approach treatment of fixed assets is technically correct in terms of new accounting standards (write off of $80,000 of impaired asset i.e. no longer identifiable, previously referred to as "course beautification") however may mislead Members with regard to the true values. We undertook to discuss having our major assets assessed by a registered Valuer however the Board could not see its way clear to incurring a cost of up to $10,000 for a formal report that, at best, would need to be subject to land rezoning and lifting of usage restrictions. As an alternative, we are obtaining an opinion from local Agents for the land compared to nearby developments and trade in values for plant and machinery. As indicated in the report, Valuer Generals UCV is $1.85m however 43 hectares of prime real estate as a development site only requires support of Council to amend zonings and restrictions to provide a yield of tens of millions. To continue to restrict the use of the property as a Community asset, we are hoping our Members will agree to an amendment of the Constitution that will effectively require approval of a majority of Members for any dealings with the land other than as it is currently used.
